A studio of nine, one site walk at a time.
We are architects who also build. The people who draw your house are in the room when the concrete gets poured.

How we think
What we believe, in plain words.
The site comes first. Before we draw a line we walk the lot at two times of day, find where the water goes and stand where the kitchen might be. Most of the good decisions on a hillside house are made in that first hour, and most of the expensive mistakes come from skipping it.
One team is cheaper than two. When the architect and the builder work for different companies, every gap in the drawings turns into a change order. Our build lead sits two desks from the designer. Questions get answered on Tuesday, not in a dispute in month eleven.
Fewer materials, used well. We would rather spend your budget on one wall of board-formed concrete that will outlast all of us than on six finishes that date the house in ten years.
Numbers early, and in writing. You see a cost range at the end of the first meeting, a tighter one after schematic design and a fixed build price before permits are filed. If a number moves, you hear it from us first and you hear why.
